Sunshine Investment Management, LLC is looking to hire a Part-Time onsite Manager to work at a 40+ unit Community. The ideal candidate with previous onsite property management experience is highly desired, and is expected to be highly organized and detail-oriented, have the ability to communicate effectively with people and present a positive, professional image. Resident Relations, Cleaning, Maintenance, and basic Reporting skills are required.

 

Manager must live on site, and be flexible for working schedule. This is a by-contract assignment starting with a trial period. The contract renewal will be granted based on quarterly panel reviews for the first year, and annually for the following years. The onsite manager will receive a rent-free unit with utilities as compensation in addition to salary.

Essential Duties and Responsibilities include the following, but not limited to:

ADMINISTRATIVE

  • Works closely with the Property Manager in developing an integral team that effectively sells the quality and professionalism of the organization.

  • Inspects property common areas, apartment units and grounds on a regular basis.

  • Offers reports and recommendations to management regarding improvements to the overall operation of the community.

  • Ensure effective move-in and move-out administration with particular attention to consistent apartment inspections.

  • Enforce rules & regulations of community; assess & respond to emergency situations.

MARKETING/LEASING

  • Demonstrate apartments and community to prospective residents, sell apartment features/benefits.

  • Ensures daily input of all resident information in relation to leasing traffic, move-ins, move-outs, apartment conditions, etc.

  • Inspects and cleans property common areas, parking lot, and vacant units on a regular basis.

CUSTOMER SERVICE

  • Be available for 24hr emergency response support. Make him/herself available on weekends and evenings as necessary to deal with any issues that arise

  • Collects and distributes mails to the tenants.

  • Assists in the handling of resident service requests and various concerns as required.

  • Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations.

  • Ensure that residents are provided with a clean, safe, well maintained community.

  • Maintain high standards of resident service and relations.

  • Keep property clean & free of debris, including grounds, laundry and fitness facilities, loading and parking areas; perform building janitorial work

  • Perform occasional minor repairs & light maintenance.

  • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always within 24 hours. If parts must be ordered, causing a delay, residents should be notified timely. If the work order is not resolved, property manager should be notified.

  • Supervise contractors working on the property.

  • Represent Sunshine Investment Management and the community you manage in a professional manner. Maintain a positive businesslike attitude in person and on the telephone and neat, clean, professional dress and grooming appropriate for greeting the public.
